Tips when researching accommodation

  • Make sure you see the property before you pay any deposit or rent in advance. Click on the “Fraud Alert” tab on this page for more detail.
  • Agree an inventory of contents (furniture, appliances etc.) confirming they are in good working order before you pay a deposit.
  • Ensure you receive a signed receipt from your new landlord for any deposits or rents paid in advance.
  • Get a signed Tenancy Agreement from your landlord for the nine months of the academic year. 
  • Confirm your deposit is refundable when moving out of the accommodation.
  • Has the property a sufficient number of working smoke and carbon monoxide alarms?
  • Are there working fire extinguishers and fire blankets that can be quickly deployed in an emergency?
  • Are utility bills included in the rent such as electricity, gas, WiFi and refuse collection, etc.?
  • Has the previous tenant paid their utility bills in full before you move into the property?
  • What is the Building Energy Rating (BER) of the property?
  • Ensure any gas or electricity meters are on the standard setting.
  • What is the walking distance from the University to your new accommodation?
  • Are the parking locations for the e-Bike Scheme close to where you plan to rent?
  • Is the property close to stops on the Local Link Bus Service?
  • Can you park your car, motorbike or scooter on or close to the property?  
  • Should you insurance your personal property while it’s in the rented property- such as your mobile phone, ear buds, laptop, etc?
